One hundred episodes ago, Ben and I sat down, hit record, and had absolutely no idea what we're doing. Somehow, one hundred episodes later, we still don't. But now we got a book, a following, and enough material for at least one more mistake. This is episode one hundred. Let's talk about it.

Hello everybody. Welcome to another episode of the R. E. Real Estate Podcast. My name is Ben Harang, and with me as usual is my co host, Clint Galliano. Clint, how you doing today, man?

I'm doing wonderful, Ben. How you doing?

Ben Harang (00:57)
I'm doing terrific. it's it's good and hot today outside. We the forec weather forecast at this time of the year is hot and it might rain. That's all they need to say. Just hot and it might rain. And they're right.

Clint C. Galliano (01:13)
But they

said it was cooling over the next three days.

Ben Harang (01:16)
Yeah, they lied.

cooling from ninety-six to ninety five. Okay. I'll buy it. Yeah. all right, what we're talking about today, Clint.

Clint C. Galliano (01:29)
All right, so today is a little bit different. instead of walking through a topic, we're gonna pull back the curtain on the show itself, how it started, what surprised us, and where it's headed. So Ben, take us back to the beginning.

Ben Harang (01:50)
All right, Clint. you and I talked about doing something like this for a while before we ever hit record. we kept running into the same client questions over and over and figured there had to be a better way to answer than one conversation at a time.

Clint C. Galliano (02:06)
hate doing the same thing over and over again,

Yeah.

other than sleeping and eating.

Ben Harang (02:11)
Uh-huh.

Clint C. Galliano (02:12)
yeah, so I mean, for us it was never about generic real estate advice. Our market, which is mainly Terrabone and Lafourche, have their own quirks, flood zones, mineral rights, civil law, and and nobody was covering in that one place. You know, th those those are

are things that we we run into the the same questions, the same problems

Ben Harang (02:38)
Uh-huh.

Clint C. Galliano (02:39)
over and over again. And so we figured it was an opportunity to let people know the correct answers.

Ben Harang (02:48)
So I don't think there was a big lightning bolt moment that caused us to do this. We just got tired of saying the same thing to different clients and figured we may as well say it into a microphone.

Clint C. Galliano (03:00)
Yeah, yeah. Go go going back and and listening to episode one right now is rough. I don't do it. The audio, the

pacing, because of how we recorded the first few episodes before we got set up, it was really, really messy. but the instinct underneath that people wanted straight answers about buying and selling here, that part held up.

Ben Harang (03:26)
It it it did.

There we didn't know if there'd be a market for this at all. we didn't know if three people would listen and then turn it off and start throwing tomatoes at us. but between the downloads and a video, we've been listened to or watched in something like 53 countries, which is crazy. Picked up a close to 3,000 video views along the way. Not too bad for a show, a podcast about Terrebonne and Lafourche Parish real estate. It's extremely localized.

Clint C. Galliano (04:00)
It it is, you know, and here's the funny part. Our most downloaded audio episode was one about seller pricing strategy. But our most watched video piece was a 60 second short about keeping more money in your pocket. So what that tells me is that people want quick answers just as much as deep dive.

Ben Harang (04:21)
They they want both of you know, most audio listeners want a mobile app on the video side. Mobile still wins on raw videos, but this is the interesting part. And until you do this, you don't know. People watching us on a T V screen stick around almost twice as long as people watching on a mobile device or anywhere else. so I guess they're more comfortable in their in their recliner at home. it it doesn't make any sense sometimes,

Yeah, other than than like you know, clicking through channels, when people are watching something on a T V, they're more likely to let it play than you

Ben Harang (05:03)
Mm-hmm.

Clint C. Galliano (05:03)
know, on a mobile device you you're looking for that next three second dopamine hit. Yeah. And honestly

Right. Right.

Clint C. Galliano (05:12)
the data backs up something we felt anecdotally.

People stick with the practical how to episodes, buy in the camp, water rights, successions, way longer than they stick with a market update. Once you

Mm.

hear the headline number that you want, you're gone.

Ben Harang (05:28)
Right. so watching I almost have a split personality. It's like Clint and I have been doing this and then I'm watching it from the outside. and I spend a lot of time on YouTube videos and I'm scrolling through l YouTube looking for something about cast iron or about aviation or whatever I'm doing and all of a sudden there we are. We're in the we're in the feed.

as a suggested podcast, and I kind of chuckle when I see it. you know, we started just as two guys talking to buyer and seller basics. now we've got market updates, a whole educational series in Built to Own, and topics we would never have touched in a year, like airship property and civil law.

Clint C. Galliano (06:23)
Flood insurance and risk rating two point blew up way more than we expected. we we knew it was a blow up topic and we touched on it in episodes not specifically about that, but when we did do the episodes specifically about that, people were hungry for some for somebody to explain that without an agenda, without trying to sell them on, you know.

And I and I think that's what that's what struck with people that we're not trying to sell something, not trying to convince them to buy something, or we're just giving them the information and they're seeing it as unbiased and legitimate. so the book we now have a book called Buying the Bayou and that grew directly out of this podcast. We kept saying the same things over and over in each episode.

hitting on the different points and we all came always came back to kind of the same things. So at some point it made sense to put it all in one place where people could actually hold on to

Writing the book together is a different kind of test than co hosting a podcast. made us sharpen a lot of things we'd been saying loosely for a hundred episodes. I know when we, you know, probably did four rounds of editing and going in

Ben Harang (07:53)
Mm-hmm.

and changing things up and it's like, well, looks okay on first glance, then you read it paragraph by paragraph and you're going

Uh-huh.

know, and then you have to go back and research and figure out what's driving it and what you really meant to say. so it it was interesting. How about from your

Well, the the built to own series started as a series inside the show. But there's enough now that we're working at turning it into a book. Think of Buying the Bayou's companion. So every time we say something, I guess we just in conversation, we we're talking to each other in a podcast and we we make mistakes and

We miss speak and all of those things. But when you try to reduce it to writing, all of a sudden you need it's it's there for the world to see forever, in the book. So I I guess it it puts on a different importance about getting it right in the book, as opposed just to two guys with faces for radio talking about a topic.

Yeah, we kind of talked about, you know, we're we're in the process of getting a book published. and then we're gonna be working on the built to own book. what's next for the show itself is that we're gonna continue providing market updates. we're gonna try and bring in more guest conversations. we've got some lined up. we're gonna try and line up some more to touch on

topics that they're experts in their field. and we're not done finding weird corners of South Louisiana real estate law to explain to you.

Ben Harang (09:51)
And I'm gonna kinda go off script here, but it's w the the technology that we use, and Clint's the tech guy. I can barely keep up with him at times, but the technology is I'm in my office in Thibodaux Clint's in his office in Houma We tie it together like we're sitting next to each other. the software we use,

The mobile app is supposedly better than it was before. So maybe we can reach out and do location stuff where we're not so tied down to meeting on our times and dates to do the podcast and that might open up some things to get get more people involved with a good chunk of it people are apparently watching the full episodes on T V now.

So we lean in harder into video this year with better thumbnails, tighter cuts, the whole thing, trying to improve it. And we still just two guys that sell real estate full time, along with the other interesting things we each do. And we keep coming back to this podcast. So we both want to refine fine tune it, refine it, make it better, and grow the audience. And I never thought when we started this

January of twenty five, that we have a book on the verge of being published. So but here we are.

That's true. And technically we started in about October of twenty-five when we started recording. we didn't release anything until January. So we're almost two years into it. Twenty-four. My bad. Sorry.

Ben Harang (11:28)
Right, October of twenty four. Right, October of twenty four we started. No, it's so it's we we

we're on the cusp of two years of this experiment that we didn't know w if it would last a week.
