The Insurance Factor

FEMA Risk Rating 2.0 reclassified much of Terrebonne from Zone C to Zone AE, requiring flood insurance on mortgaged properties. Grandfathered rate protections are ~3 years into a 5-year phase-out. More carriers are now writing statewide — competition should drive premiums down.
